We Have Been
Building Hosur
for 12 Years
Design Intend is a COA-registered architecture and interior design practice based in Hosur. We design homes, commercial buildings, and interiors — and we stay involved from the first sketch to the final handover.

Ar. Chittrarasan —
Built Here, Practises Here
Chittrarasan studied architecture at Adhiyaman College of Engineering in Hosur. He did not move to a bigger city after graduating. He stayed, started Design Intend in 2014, and built his practice in the same town where he went to school.
That decision has shaped everything about how the studio works. He knows Hosur's soil — the red laterite in most of the town versus the pockets of black cotton soil that need different foundation treatment. He knows which side of a plot catches the afternoon heat in summer and which way the monsoon wind blows. He knows the DTCP office, the local structural engineers, the fabricators, and the stone suppliers in Krishnagiri district.
When Design Intend started, Hosur was mid-transition. The automotive and electronics corridors were expanding. Families that had worked on agricultural land for generations were suddenly building new homes. Young professionals relocating from Bengaluru were looking for independent houses in Hosur's quieter neighbourhoods. Chittrarasan's early projects were for these two very different clients — and the contrast taught him something he has not forgotten: good architecture is not about a style. It is about understanding exactly who you are designing for and what their life actually looks like inside the building.
"Every project starts with a site visit and a long conversation. The brief matters more than the budget. If I do not understand how you live, I cannot design your home."
— Ar. Chittrarasan, Founder & Principal ArchitectBy 2019, the studio had moved beyond residential work into commercial projects — factory offices, corporate interiors, retail spaces. In 2026, Design Intend completed a 12,000 sq ft corporate office for Jamna Auto Industries in Hosur, one of the region's larger industrial employers. A farmhouse in Perithalmanna, Kerala, finished the same year, drew on entirely different material traditions — teak, laterite stone, Kerala roofing — and required the studio to work comfortably in a different regulatory and construction ecosystem.
Through all of it, the studio has stayed small by deliberate choice. Ar. Chittrarasan leads every project personally. Clients are not handed off to a junior team after the initial meetings. That kind of direct involvement is the only way to maintain quality across 85+ projects, and it is the main reason most of Design Intend's new projects come through referrals from previous clients.
Three Things We
Never Compromise On
There are architecture practices that win awards for photographs. Design Intend is not one of them. We design buildings that work — that are comfortable to live or work in, that age without constant maintenance problems, and that the people inside are still happy with five years after we hand over the keys.
The Site Comes First
Before any design work begins, we visit the land. Sun orientation, prevailing wind, soil conditions, neighbouring structures, setback constraints — these shape the design more than any style preference. A house placed wrong on a plot will fight its context forever. A house placed right almost designs itself.
The Brief Is the Bible
We do not impose a signature style. We design for the people who will live or work in the building. A retired couple building their final home has completely different needs from a family with young children or a startup fitting out its first office. The brief tells us what the building needs to do. Everything else follows.
Good Enough Is Not Enough
Hosur has plenty of contractors who will build you something that looks fine at possession and starts showing problems two monsoons later. Design Intend uses only structural engineers and execution partners whose work we would stand behind with our name. Our drawings are detailed enough that there is no room for improvisation on site.
From First Call
to Final Handover
Most clients have never built before. Here is exactly what working with Design Intend looks like — from the first conversation to the day you get the keys.
Discovery Conversation
We start with a call or a meeting — no forms, no templates. We want to understand your project: what you are building, where the site is, what your rough timeline looks like, and what you are hoping to spend. This takes 30–45 minutes and costs nothing. By the end of it, we both know whether there is a good fit.
Site Visit & Detailed Brief
Ar. Chittrarasan visits the site. We survey it, photograph it, check orientation, look at soil conditions, and understand the neighbourhood. Then we sit with you — and anyone else who will be using the building — for a proper brief. Room by room. Lifestyle by lifestyle. Future need by future need.
Concept Design
We develop spatial layouts, test different massing options, and define the overall material direction. This is where the big decisions happen: how the house sits on the land, where the light comes from, how spaces connect. We present options, explain the thinking behind each, and refine based on your feedback — until the concept is right.
Design Development & Approvals
Once the concept is signed off, we develop it into full architectural drawings. For projects in Hosur, we prepare and submit the building plan approval application to DTCP (Hosur Urban Development Authority). We know the process, the documentation requirements, and the common reasons for rejection — which means fewer revision cycles and faster approvals.
Working Drawings & Tender
We produce a complete set of construction drawings — structural, plumbing, electrical coordination, detailed joinery. These drawings are the contractor's instruction manual. With proper drawings, a good contractor can build exactly what was designed. Without them, your project is at the mercy of on-site improvisation.
Construction Supervision
We offer both periodic supervision (scheduled site visits at key stages) and full-time site management for clients who want it. Either way, we review work against drawings, catch deviations before they become problems, and keep you informed. Construction is where good design either gets built or gets compromised — supervision is not optional for us.
Handover
A final walkthrough with you. A snag list of anything that needs addressing before we sign off. Documentation — approved drawings, completion certificates, warranty information. And a phone number you can call. We do not disappear after possession.
Why Hosur Expertise
Actually Matters
There is a difference between an architect who has read about a place and one who has been working there for 12 years. Here is what we have learned about Hosur specifically — knowledge that saves our clients time, money, and problems.
- Soil conditions vary significantly across Hosur. Most of the older town has red laterite soil — stable, drainable, easier to work with. Parts of the newer layouts near the industrial areas have pockets of black cotton soil that expand and contract with moisture. Getting the soil test done before foundation design is not optional. We insist on it.
- Hosur sits at roughly 3,000 feet elevation. It is noticeably cooler than the Tamil Nadu plains and even slightly cooler than Bengaluru in most seasons. This affects ventilation strategy, roof design, and the heating loads that rarely get calculated for Tamil Nadu projects. Designing for Hosur's climate is not the same as designing for Chennai.
- The DTCP approval process has specific local requirements. We have submitted many applications to the Hosur Urban Development Authority and we know the format, the documentation, and the common rejection triggers. An architect who has not done this before in Hosur will take longer and may require additional revision rounds.
- Good construction materials are available locally if you know where to look. Krishnagiri district has excellent granite quarries. Local fabricators in Hosur can produce quality steel and aluminium work at competitive rates. We have relationships with suppliers whose quality we have verified over years — and we are honest when something needs to come from Bengaluru.
- Construction costs in Hosur are meaningfully lower than in Bengaluru. For a well-built home, clients can expect ₹1,950–₹2,300 per sq.ft in Hosur against ₹3,200+ in Bengaluru for equivalent quality. That difference is real. We help clients understand exactly what they are getting at different price points — not just a per-sqft number.
- Regulatory timelines are predictable if you start right. Hosur's building approval process typically takes 4–8 weeks for standard residential applications submitted with complete documentation. Incomplete or incorrect submissions reset the clock. We prepare applications to be right the first time.
Projects We Are

Yes. Design Intend is registered with the Council of Architecture (COA), India. Ar. Chittrarasan holds a valid COA registration — a requirement for legal architectural practice and for signing building approval drawings in Tamil Nadu and Karnataka. You can ask us for the registration number at any point.
85+ projects delivered since 2014 — across residential homes, farmhouses, villas, corporate offices, and commercial interiors. Locations include Hosur, Krishnagiri district, Attibele, Bagalur, Denkanikottai, Sarjapur, Bengaluru, and Perithalmanna in Kerala. Most new projects come through referrals from previous clients.
Yes. Design Intend offers architecture, interior design, space planning, and construction supervision — either separately or as a complete end-to-end service. Many clients engage us for architecture first and then continue with interiors, which ensures the two are designed cohesively rather than by two different teams with different ideas.
We do not have a strict minimum. We have worked on small interior fit-outs and large residential developments. What matters more than size is fit — we like projects where the client values design and wants to be involved in the process. If you are looking for the cheapest possible drawings with no follow-up, we are probably not the right studio for that.
The easiest way is to WhatsApp or call us at +91 73976 06382. Tell us your location, what you are planning to build, and roughly when you want to start. We will set up a conversation from there. No forms, no upfront payment, no commitment required for the first meeting.
